A home inspection is where a knowledgeable professional goes through the
property and looks for potential problems. Home inspectors usually have a
background in Construction so they know how things should be and what building
codes are.
Why Should I Get a Home Inspection?
Home Inspections are recommended because they can help alleviate unforeseen
problems with a house. It would be better to find out during a home inspection
that a house has electrical or plumbing problems than when you move in and try
to take a shower.
After your inspection is done you can use the findings to negotiate for
repairs to be done or a possible price reduction.
How do I find a good Home inspector?
You can go by recommendations or call a few and ask these questions:
How many home Inspections have you done?
The more experience the better
How long have you been doing inspections?
The more experience the better
What Certifications do you have?
ASHI & NAHI
How long will it take?
A good inspection should take at least a couple hours
Do you offer repair services on inspected homes?
You do not want to hire someone who also does the work. There is a conflict
of interest here.
Will you be the one that does the inspection?
You don’t want him to send his assistant who is just learning, to go do the
inspection.
Can I be there during the inspection?
This allows him to show you potential problems in person.
What is the Charge?
Charges vary from $150-$500
Do not let price alone be the deciding factor, a less expensive
inspection might not be as extensive.
Do you have Liability and E&O insurance?
You want an inspector who carries insurance incase they miss something.
Do you do inspections full time?
You want either a full time inspector or someone who’s full time job
is as a General Contractor or Engineer
