Agent? If you want to use an Agent do you want him or her to be a Realtor? How
do you pick who to use? Picking the right agent could mean the difference
between your house selling in a week, and it sitting there for months.
When deciding on an Agent there are several questions that you should ask
them and yourself.

A realtor has pledged to maintain their conduct to a higher ethical standard
than the law requires. This means that they should put your well being first.

Realtors have access to the MLS and can instantly make your property
available for everyone to see. By doing this they are enlisting the help of
thousands of other agents in selling your house.
If everyone can see houses listed in the MLS why should I pick a specific
Realtor?
Each Realtor has their own way of promoting your house, and this is the
difference. Realtors Charge different commissions, have different marketing
strategies, and know different people.
When you talk to Realtors, remember the number of solds that they have
is far more important to you than the number of active listings they have.
Never List with someone just because they have a lot of active listings.
Should I use the agent that is referred to me by House.com or another house
website?
You should subject them to the same questions as any other Realtor.
These people are recommended by the websites because they pay a monthly fee,
not because they are better agents.
