As a home seller

A home warranty helps you to sell your home faster and at the highest price. With a warranty, your home has an advantage over other homes.  A buyer will have a piece of mind, knowing that many common after sale problems are solved by the home warranty plan.

As a home buyer

A home warranty protects you from large, unexpected repair bills. When a covered system or appliance breaks down, you call one toll free number, and a local, qualified repair company is sent. You pay a small deductible to the technician and your home warranty pays the rest of the bill to repair or replace covered items.

A home warranty company does not reimburse for service you have performed on your own home. You must call your home warranty company for service.

When choosing a home warranty company ask specific questions.

For example:

  1. How much will my deductible be?
  2. Will I have to pay my deductible even though a repair or replacement was not done?
  3. What type of items are covered under my home warranty?
  4. Ask about the new 13 SEER  Federal Mandate and how that affects you.
  5. What home warranty company is handling the 13 SEER Mandates the best?

The more educated you are with your new home and the home warranty the less unexpected surprises there will be.
